Most roofs don’t fail all at once. They send warning signs for years before a full replacement becomes unavoidable. Knowing which signs matter can save you from paying for repair after repair on a roof that’s already past the point where repair makes economic sense. Here’s what we look for on every inspection across Fulham and West London.
1. Repeated repairs in different places
One leak is a repair. A leak that keeps reappearing somewhere new every winter is a pattern. It usually means the covering as a whole has reached the end of its life, not that you have one isolated fault. Had the same roofer back three times in two years for different problems? That’s the point to ask for a proper condition assessment instead of another patch.
2. Slipped, cracked or missing tiles across the roof
A handful of slipped tiles after a storm is normal wear and tear, and a straightforward repair. Widespread slippage is different. So is tile cracking as they’re handled during a repair — both point to nail fatigue or perished fixings across the whole roof. More tiles will keep failing even after the visible ones are fixed. At that stage, re-fixing individually stops being cost-effective compared with a full re-cover.
3. Sagging roofline
A roof that dips or sags when viewed from the street is a structural sign, not a cosmetic one. It usually means the rafters or roof timbers underneath have weakened. The cause could be long-term water ingress, historic overloading, or simply age. A covering repair can’t fix this. The roof needs opening up and the structure properly assessed — exactly the kind of finding that turns a repair into a replacement.
4. Daylight through the roof boards
Can you see daylight through the roof from inside the loft? The underlying felt or membrane has failed in that spot. It’s rarely an isolated problem — where you can see one gap, there are usually others you can’t. This is one of the clearest signs that the roof’s weatherproofing layer, not just the visible tiles, needs full renewal.
5. Moss and algae covering large areas
A light dusting of moss on north-facing tiles is cosmetic and not urgent. Moss colonising large areas is a different matter. It holds moisture against the tile surface, accelerates weathering, and can lift tiles as it grows into the gaps between them. Heavy, widespread moss growth is often a sign the roof has been neglected for years. It’s worth having the covering underneath properly assessed, not just cleaned off.
6. Rising energy bills with no other explanation
An older, failing roof loses heat far more readily than a sound one, particularly once the insulation has settled or been disturbed by historic leaks. Heating costs crept up with no other explanation? A tired roof is worth ruling in or out. A new roof is also the ideal moment to upgrade insulation to current standards, since the structure is already exposed.
7. The roof is simply old
Most roofing materials have a realistic working life. Concrete tiles and slate can last several decades when properly maintained. But every roof eventually reaches the point where the underlying felt and battens have outlasted their design life, even if the tiles on top still look serviceable. Nobody can tell you when your roof was last fully replaced, and the property is a Victorian or Edwardian terrace in Fulham that’s never had major roof work? Age alone is a reasonable trigger for a proper inspection.
